Spec Builder Loan Program

Financing for investors in Harnett, Lee, and Moore counties.  Ground-up site built or Factory built homes.

Program Overview

We provide funding for investors developing ground up new construction or manufactured/modular home spec projects. This includes lot acquisition, home build or home purchase, and placement costs. Our focus is on practical projects with clear resale potential.

We work with ground-up site built homes and duplexes.

We also understand the manufactured and modular housing placement process including site prep, setup, and resale timelines.

Typical Structure

  • Loan amounts: $75K – $250K
  • Interest only structure
  • 6–12 month terms
  • Investor equity required (cash, lot equity, or cross-collateral)
  • NC attorney closing
  • Fast Underwriting

Real property collateral required (no chattel loans)

Home Fix-and-Flip Loan Program

Financing for investors purchasing and renovating existing manufactured homes on owned land in North Carolina or Existing site-built homes or duplexes.  

Program Overview

We provide funding for investors acquiring existing homes that need renovation and resale. Our focus is on practical projects with clear scopes of work, realistic budgets, and strong resale potential.

Site built homes or duplexes.

If a manufactured home flip, the home must be permanently affixed and classified as real property.  This can be done at closing.  Also, the home must have never been moved from its original location once moved and set from factory.
